Real Estate Agents are specialists (and not generalists), extremely skilled at the art of Researching the environment in which they operate. They are meant to act as first class professionals, as most consumers expect this level of skills and knowledge commensurate with delivery of professional estate agency services. Agents that fail in the field are those that believe that the learning requirements are a source of bother or distract them from the act of selling. Following this stance is to contrary to the process of selling in a sustainable way. Acquiring the knowledge of the sector, as a priority, through self study or self management is therefore a necessary competency for selling successfully as a specialist. You cannot convince a buyer to buy from you if you are not a Specialist.
